  • Q: Can you hold a place before I apply?

    A: Sometimes. This is based on how long you wish to hold the property. In many cases, we will require the security deposit to be placed on the property as well as an agreement that the security deposit will be forfeited if you choose not to move forward with the property.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: Generally, you will pay one month’s rent for the security deposit. In cases where your credit score is a bit lower than our standard, we may require a larger security deposit. This will be determined after your application is processed.
  • Q: How old do you have to be to apply?

    A: You must be 18 years of age.
  • Q: Is the deposit refundable?

    A: Yes, all security deposits are refundable with certain conditions as found in your lease agreement. However, pet deposits are generally non-refundable.
  • Q: Who needs a cosigner?

    A: If your credit is lower than our standard (600), you will generally need a co-signer if you wish to rent one of our properties.
  • Q: You have a property I want to rent. How do I apply?

    A: Easy! Just navigate to our online application found on this website. Our application fee is $40 and must be paid before we will run the application.
  • Q: How do I pay rent?

    A: Rent must be paid online through your tenant portal. Except in rare circumstances, we do not accept cash or checks. Your tenant portal will allow you to pay by e-check, debit or credit card (fees may apply). This is the easiest and most efficient way to pay your rent each month. You can set-up automatic payments or perform them manually each month.
  • Q: I want to get a pet. What do I do?

    A: All pets must be approved by us. Prior to getting any pet, we must have a pet agreement in place, along with the non-refundable pet deposit. Unauthorized pets are grounds for eviction.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Your roommate will need to apply on our website and obtain approval to rent the property on their own. If they are unable to gain approval, you must finish your lease or find a tenant that can successfully meet our approval process. The new tenant must execute a new lease with us and provide their security deposit before you vacate.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Please review your lease. There is generally a clause that provides for the required notice before vacating.
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Our firm, in coordination with the property owner(s), will handle all maintenance requests. However, in the event that the repair or maintenance item in question is a result of negligence on the part of the tenant(s), we reserve the right to charge you for the repair or maintenance fees. If, for example, your child stops up a toilet with a toy or other object, the repair costs would be billed to you.
